REPE Recruiting Timeline for Students

When REPE recruiting actually happens for undergrads and MBAs: rolling processes, prep windows, networking beats, and a semester-by-semester plan that is realistic.

REPE · 4 min read

REPE recruiting is not investment banking analyst season with a single clock. Some platforms hire undergrads on a structured timeline; most associate seats fill rolling after one to three years of experience. Students fail when they copy IB calendars or wait for a mythical "REPE week." This page is a practical timeline so you know when to network, when to model, and when to panic productively.

The short answer

"Start technical prep 12 to 18 months before you want an offer, because REPE processes are uneven. Undergrads targeting direct hires should build models sophomore year and push hard junior fall. MBA candidates should network summer before school and peak in fall of first year. Post-banking associates should stay warm with firms year-round and be ready for a modeling test on short notice. There is no universal on-cycle; there is persistent readiness."

How REPE hiring differs from IB and PE

Centralized analyst programs, early junior year bursts, predictable superdays.

Smaller teams, asset-specific tests, heavy networking, offers often tied to immediate seat need.

On-cycle PE has become its own sprint. REPE sits between: some MBA on-campus activity, but many hires from banking, brokerage, or real estate advisory with a take-home pro forma.

Undergrad timeline (direct hire, rare but real)

1

Freshman to sophomore spring

Learn RE vocabulary, join real estate clubs, one internship in brokerage, lending, or development if possible.

2

Sophomore summer

Internship with modeling exposure; start blank-sheet multifamily pro forma practice weekly.

3

Junior fall

Peak networking with platforms that hire analysts; prepare for take-home or timed modeling tests.

4

Junior spring to senior fall

Off-cycle retries, boutique funds, and REIT equity research as adjacent options if direct REPE stalls.

Direct undergrad hires usually need proof of models, not only club leadership. Treat REPE Modeling Test Prep as a sophomore year goal, not a senior week cram.

MBA timeline (associate seats)

Most MBA REPE recruiting clusters in fall of first year, especially at schools with real estate concentrations, but off-cycle networking matters everywhere.

WindowFocus
Pre-MBA summerInformational calls, market reading, one polished pro forma sample
Early fallFirm list, alumni map, modeling test readiness
Mid fallInterviews, superdays, case studies
SpringSecond-wave hiring, lateral interest from banking offers

Bring a 30-second market view (one asset class, one geography) and a model you can explain assumption by assumption.

Post-banking and brokerage (most common path)

Associates often join REPE 12 to 24 months after starting banking or brokerage, sometimes sooner if a team has a live mandate.

48 hr ready

Take-home test

Keep a rolling relationship with three to five firms. Send thoughtful follow-ups when they close deals in your coverage area, not only when you need a job.

What to prep before you email anyone

  1. Cap rate bridge from GPR to value (Cap Rate Bridge)
  2. Multifamily pro forma under 90 minutes (Academy course)
  3. DSCR and LTV sizing (DSCR interview questions)
  4. Behavioral stack: Why REPE? and Why this firm?
  5. Fifteen technical Q&A reps on /interview-prep/repe

Technical credibility unlocks networking. Without it, coffee chats stall when someone offers a modeling test.

Semester checklist (generic four-year plan)

Year 1: Excel discipline, one RE internship or project, read OMs for fun.

Year 2: Weekly model on Project Sunbelt, join case competitions, attend alumni panels.

Year 3: Target internships that touch underwriting; track firms and deals in a simple CRM.

Year 4: If full-time REPE is the goal, convert internship into return offer or push off-cycle with a test-ready workbook.

Adjust if you are MBA or transfer student: compress modeling into the first 60 days.

When to worry (and when not to)

Worry if you cannot build a clean pro forma from a blank sheet. Do not worry if you missed one firm's deadline; another team may open a seat next quarter. Worry if your resume has no real estate or modeling signal. Do not worry if your path is brokerage first; many associates come from advisory.

Block two hours every Sunday during recruiting season: one hour models, one hour outreach or follow-ups. Consistency beats a heroic cram week before a superday.
