Why REPE? Interview Answer for Real Estate Private Equity

How to answer Why real estate private equity in interviews: asset-level underwriting, leverage, cap rates, and a 60-second script that is not generic PE.

REPE · 4 min read

"Why real estate private equity?" is not the same as "Why PE?" with the word property stuck in. Interviewers want to hear that you care about assets: rent rolls, NOI, cap rates, debt sizing, and physical execution. If your answer could fit a tech buyout fund unchanged, rewrite it.

The short answer

"I want REPE because returns are underwritten at the asset. You start from occupancy, rent, expenses, and CapEx, not only from a corporate EBITDA bridge. The job mixes credit and operations: DSCR and LTV constrain the capital structure, while lease-up and CapEx timing decide whether the underwriting was real. I like that you can diligence something tangible, argue about exit cap and forward NOI with a straight face, and see whether value-add work actually shows up in cash flow."

Adjust the closing lines to your path. If you have corporate PE experience, say what transfers and what you want that is asset-specific. If you do not, swap in coursework, brokerage internships, or modeling practice.

The 60-second answer (full script)

"I want REPE because returns are underwritten at the asset. You start from occupancy, rent, expenses, and CapEx, not only from a corporate EBITDA bridge. The job mixes credit and operations: DSCR and LTV constrain the capital structure, while lease-up and CapEx timing decide whether the underwriting was real. I like that you can diligence something tangible, argue about exit cap and forward NOI with a straight face, and see whether value-add work actually shows up in cash flow. Corporate PE taught me returns language. I want that language on property models."

Three-block structure

1

Why real estate

Cash flow from leases, physical risk, local markets.

2

Why private equity / principal

Own the underwriting and the hold period, not only advise or broker.

3

Why you

One concrete artifact: a model, an OM you tore apart, a property type you know.

REPE vs adjacent paths

Principal capital, asset business plans, levered equity returns, exit discipline.

Advise or intermediate. Great training; different accountability for the model after close.

If they ask why not public REITs: say hold-period underwriting and asset-level control, not "REITs are boring." If they ask why not development: say you prefer risk/return that is more underwriting and lease-driven than ground-up execution, unless development is actually your target.

Story prompts that work

  • You rebuilt NOI from an OM and found loss-to-lease or opex the broker buried
  • You sized debt two ways (LTV and DSCR) and saw which constrained
  • You compared going-in vs exit cap and could explain the spread
  • You built a simple JV pref / promote and saw how promote changes GP behavior

What not to say

  • "I like buildings" with no underwriting content
  • "Safer than stocks" (interviewers will shred that)
  • Lifestyle as the lead
  • Fake development experience
  • Strategy name-dropping without defining risk / return

Follow-ups to expect

  1. Why this firm? Sector, geography, strategy, people.
  2. Walk me through a multifamily underwriting. Have the NOI chain ready.
  3. Core vs value-add? Risk, CapEx, return targets.
  4. What happens if exit caps move out 50 bps? Show you feel duration and leverage.

Strategy flavor (30 seconds if they ask)

Know one line per bucket so you do not sound strategy-blind:

  • Core: stabilized cash flow, lower leverage, tighter caps, less CapEx drama
  • Value-add: business plan creates NOI (renovation, lease-up, mark-to-market)
  • Opportunistic / development: heavier execution and basis risk, higher return targets

Say which you want and why it fits your experience. Preferring value-add because you like underwriting CapEx timing is better than "I want the highest returns."

Practice drill

Write 100 words. Delete every sentence that works for corporate PE without edits. Read aloud. If you never say NOI or cap rate, you are not done. Record once on your phone. Cut filler until you finish in under 70 seconds.
